Real Estate and Property
Give real property to San Francisco Opera during your lifetime, or as part of your estate plan. This option can reduce or even avoid capital gains tax on a property and allow you to take an income tax deduction. You are also able to gift a partial or remainder interest of a property.
If you have commercial, residential or undeveloped real estate that you do not wish to maintain any longer or are interested in gifting, there are several options to consider:
- Life Estate – This is an excellent option if you would like to continue living in your home but do not have plans to pass it on to family or other heirs. A Life Estate is an arrangement that allows you to irrevocably deed your home to an organization in exchange for an agreement that gives you the right to live in your home for as long as you choose (or for the rest of your life). When your retained life estate arrangement ends, the property goes to the receiving organization. A life estate is also great if you itemize your income tax deductions and want to save on taxes now.
- Bargain Sale – This option is part gift and part sale and is a good option if you want additional cash now and might be willing to sell your property for less than its fair market value. In addition to your gift to an organization you care about, the immediate benefit of a bargain sale is that it allows you to itemize your income tax deductions, save on taxes, and save on capital gains tax from the sale of your property.
- Charitable Gift Annuity (CGA) - This option allows you to transfer your property asset to a charitable gift annuity that benefits San Francisco Opera. In exchange, you or a loved one receives income for life and an immediate income tax deduction.
- Charitable Remainder Trust (CRT) – For high value property ($250,000 minimum is recommended) this option pays a fixed or variable income to your or a loved one when funded by your property. You receive an immediate income tax deduction and possibly tax-advantaged investments, along with income for life or a set period.
